Chasing Open Houses In Central Connecticut is Not The Best Way To Find a Home

I was called by a prospective buyer for information on one of my listings. They asked a bunch of questions that showed an interest. I asked them if they had agent representation and they gave a very tempered explanation as to why they did not have an agent.  I then asked how long they had been seeking a home, which turned out to be almost a year. They wanted to know when I was going to have an Open House on that home, and I let them know that the sellers did not want that type of marketing.

They have been looking at homes online and were active at open houses, but were reluctant to commit to an agent as they did not want to be forced into a home purchase. This surely limited their opportunities to see homes as not all home sellers want to have their homes open to the general public.

In a very active market, the home that they might have wanted to buy would be getting activity from serious buyers who have agents that know a home has been listed within hours of it being posted into the MLS system. Sites that do not have that type of instant access would not get the listing for a few extra days. That means only committed buyers get the opportunity to see a home and quite possibly it gets put under contract and the Open House chasers never get a chance at it.

If a person is just considering making a purchase, the occasional open house may be good for them s the can determine the type of house they may want to buy. A serious buyer will contact a real estate professional and discuss in detail their ideal home, location etc, so that the agent can get to work on finding that home for them and get them into a contract sooner.
