What's the Most Reliable Way to Search for Homes On-line

The Internet is where 95% of all potential home buyers start their search. It may be a focused search if they know where they want to be, or of relocating, they want to get a feel for what's available while maintaining some type of anonymity.

When they do get started, there are a number of sites that will be right at the top of that search page. They may pick the link that is sponsored by a large real estate brand, or maybe one of the large well known sites that pay to be at the top. All will show homes for sale but who has the true information?

All homes in the system are initially placed there by real estate agents, when the listings are initially secured. This is done through their local Multiple Listing Services, MLS, by way of membership to a real estate board.  These listings get syndicated almost immediately to the large home search sites.  By scraping these listings off the big sites numerous secondary sites also pick up these listings.

Now there are many sites with homes for sale, and some have listings that are not shown on other sites. This is where the misleading begins. Buyers will be told by their real estate agents that the home they found online is no longer available. The buyers will not believe that agent thinking they just want to steer them to something else. Distrust and doubt now enter the home search.

So how will a buyer know they are getting the most current and accurate information? The truth is the most reliable information on homes for sale can be found on the listing search offer by real estate agents on their web sites. The feeds for these agents are obtained directly off of the MLS  by direct data exchange, called IDX feeds. By the rules of the ethics agents must abide by, within hours of anything happening to a listing it must be noted on their MLS systems, This means anything under contract, sold, or rented comes down immediately from the MLS and would then be gone from their IDX feeds.

The large national sites may eventually get these same feeds, but they are not under rules like the real estate agents to remove them. Real estate agents want to give their clients the best service possible. Offering a direct feed home search is how they can assure they are offering their clients the most current home data available.  Many agents will encourage and promote their sites to get buyers to come there.  It doesn't mean that those buyers will be harassed or aggressively chased for their business.  This is important when buyers will usually search for months before they will openly reach out to an agent.
