What made this purchase more challenging for the buyer was the fact that the home was an REO foreclosure with some issues that made it a perfect choice for an FHA 203K Loan.  To the buyer's advantage, the issues were minor, yet still totaled almost $5,000 which would be well beyond the resources of a first time buyer. 

The advantage and benefit of this re-hab mortgage for this First Time Home buyer was  not only was money available for the repairs that they did not have as reserves, but the extra money borrowed was included in the main mortgage at the same interest rate for the term of the loan.

This buyer was related to someone that I had helped previously and was ecstatic to be a home owner. Dreams can come through for home buyer.

The FHA 203K Loan does more than give the first time home buyer a loan. In Santa Fe, it finances the improvement of older housing stock often out of financial reach for many buyers, never mind first time ones. Thanks Ed Silva for this post and how this type of loan made a difference for the buyer!

I love that the repairs were relatively minor, they didn't have to borrow the maximum of $35,000 to make it truly feel like their home! Great job!
